Problems require solutions

A wise woman once told me, its not enough to complain about a problem, you have to be part of the solution. So together let's come up with some solutions together so we can present them to KO and the government.


From a personal perspective what I see is contractors who are at the bottom of the barrel. They are controlled by a system because they can't do anything without going through a mile of red tape before they can even fix something.


Contractors and sub contractors, should have a reasonable amount of leeway that means they can just get on with a job and not have to go back for approval time and time again before something gets done just because everyone else above them wants a piece of the pie for doing nothing.


Furthermore there should be an approval team set up, that contractors can call straight to and say this job is bigger than the scope, send off some pictures to show and get approval on the spot to save delays to tenants and help KO meet their target response times.


KO also need to set up a system and a team that follows up on maintenance reports to make sure they're being done because I'm sure I'm not the only one who has had to call about an issue more than once just to find a contractor has logged the job as complete.



KO need to start listening to the contractors about what is the best fix because I'm sure I am not the only one who has had a contractor say "sorry ma'am, this is the only fix I've been approved, I know its not the best fix, but my hands are tied" because KO tend to put a plaster on a broken arm.


It is not OK for an Area manager to tell me subcontractors get work based on being fair to all the contractors when I queried why a big job like the one I had planned was being done by at least 3 different companies, even though 1 of those companies has the skill set to do all the required jobs? "Of course he would say that, so his company gets the job, but we need to make it fair for other contractors".


What about what's fair for the good contractors who do turn up but can't do their work because of others failing to do their first (I've had to stop one subbie coming in twice within 2 weeks due to this, just to find his company does everything)? What about whats fair on tenants who are having to rearrange their lives to accommodate KO associated visits just to have them not turn up, which can become costly if they're having to take time off work?

What about whats fair on the taxpayers?
